The project ¨Los Molinos¨ will be built in the small urbanisation Los Molinos in the small town of Benitachell.
Los Molinos is a rather unknown area and looks over a big valley towards Javea and the sea. The valley is agricultural which means that any building in this area is forbidden and the views are permanent. Consequently it is a quiet area with local traffic only. On the other hand it is central, just 15 minutes from Moraira, Javea and Benissa.
Our project will be built facing the valley mentioned above on a 843 m2 plot with a slight slope.
The living and sleeping area of the 351 m2 constructed area are build on one level and include a living room of 46 m2, an open kitchen of 11,5 m2, 3 bedrooms of 12 m2, 13 m2 and 20 m2, one with en suite bathroom of 11 m2 and walk in closet of 5 m2, another bathroom of 6,5 m2, a guest toilet and a washing room. The terrace of 106 m2 includes a porch of 19 m2 and a pergola of 10 m2 completes this level with a swimmingpool of 9×4 m. The spacious entrance of the house is on the lower floor, where also the garage of 44 m2 for two cars is situated. Additional there are two rooms of 35 m2 and 11 m2 which can be used to your own requirements, such as office or cinema-room.

The design of the villa is modern and the layout is carefully chosen to give you the maximum of comfort, privacy, views and sun. The house is equipped with several overhangs and porches to give the villa its characteristic look and comfort of covered terraces. From the living area the windows from floor until ceiling guarantee an open view to the valley and connect the inside with the outside terrace. The orientation of the swimming pool with infinity-effect gives the feeling of swimming in the valley. The sloping plot gives a lot of privacy while maintaining the open views.
The villa will be built according to the highest standards of EU regulations. The excavation for the foundation will be 90-100 cm deep conform the geological study of the plot. The foundation, pillars, beams and prefab elements are conducted of reinforced concrete. The support walls of reinforced concrete are 20 cm thick and accommodated with a moisture resistant coating of several layers to prevent rising damp.
The façade consists of a hollow ceramic outside wall of 110 mm, plastered from the inside with a moisture-proof mortar, a 60-80 mm sprayed polystyrene insulation layer and finally the inside hollow ceramic wall.
The outside walls will be plastered with a white mortar. The inside walls are covered with syringe plaster and fine smoothed with pvc profiles in the corners.
The outside floors (terraces) are provided with anti slip tiles on a mortar bed and high quality concrete glue resistant to expansion due to solar radiation.
The driveway/parking area will be accommodated with printed concrete on a solid underlayement.
The indoor floors are equipped with porcelain tiles and skirting boards of the same material glued by a high quality concrete glue to absorb expansion due to the floor heating.
Joinery and glazing
The window frames are aliminum with a thermic insulation bridge. The glazing is low emission sun protector double glass with airchamber. The frontdoor is a wooden safetydoor. The garage gate is a sectional automatic door with remote control.
The indoor doors are 2.10 m high MDF with hinges and door handles of stainless steel.
Wardrobes are tailor made MDF 2.60 m high with sliding doors.
The kitchen furniture is matt white with worktop of 4 cm quartz, with sink and tap. Included are an oven, ceramic cooking plate, combined refrigerator/freezer, dishwasher and inox extractor hood.
All bathrooms are equiped with installed hanging toilet with toilet seat, bathroomfurniture with washstand (double in the master bathroom), tap, mirror and lights, showertray of imitation natural stone, thermostatic showertap and showerhead.
A cold/warm conducted channel system for bedrooms, living room and dining room.
The polyethylene tubes are weldless mounted on polystyrene insulation board and connected to the collectors to be distributed to bedrooms, living room, dining room, hallways, toilets, bathrooms, and laundry room. The thermostat is in the salon. The system is powered by a condensate gasboiler.
Warm water is produced by a thermo siphon system with thermic solar panel and tank of 150 liter on the roof supported by a combi heating boiler placed in the laundry room.
